1. Demonstrates competence in the performance of duties and responsibilities related to HVAC design, installation and repair
a. Design, install and repair heating systems
b. Design, install and repair exhaust and ventilation systems
c. Design, install and repair air conditioning systems
d. Design, install and repair chillers and cooling towers
e. Design, install and repair duct work systems
f. Installation and repair of HVAC electrical components
g. Update and maintain computer-based energy management system
h. Trouble shoot HVAC components and systems
i. Performs preventive maintenance of HVAC components and system
j. Uses meters, gauges, and testing equipment to detect or identify HVAC problems and appropriate paths of repair

2. Demonstrates competence in the performance of duties and responsibilities related to repairs and installation
. Properly securing items to walls
a. Minor touch-up painting
b. Swimming pool maintenance
c. Minor electrical repairs (fuses, ballasts, and devices
d. Minor plumbing repairs (faucets, toilets)
e. Uses hand and power tools properly
f. Inventory and maintain supplies

3. Demonstrates competence in the performance of duties and responsibilities related to security
. Confronts and reports unauthorized personnel if needed
a. Turning lights on/off at appropriate times

4. Demonstrates competence in the performance of duties and responsibilities related to the operation of boilers
. Operates and controls functionality of boilers
a. Uses computer-based energy management program to regulate controls of facility
b. Takes log readings in boiler room as required
c. Cleans boilers and floor area around boilers
d. Lubricates equipment as required
e. Makes rounds of all mechanical rooms to log appropriate readings and check doors for security purposes.
f. Maintains proper steam pressure
g. Observes safety regulations pertaining to the use and care of boilers.
h. Regulates fuel oil and feed water to boilers

5. Demonstrates competence in the performance of duties and responsibilities related to minor repairs and requests
. Replaces ceiling tiles
a. Change light bulbs
b. Stops or contains leaks
c. Stores hazardous waste properly
d. Delivers oxygen tanks

6. Demonstrates competence in the performance of duties and responsibilities related to snow removal, building and grounds maintenance
. Salts and sands walkways when icy
a. Checks conditions of sidewalks and parking lots during inclement weather
b. Contacts appropriate personnel if needed
c. Assist contractor as needed to keep main entrance ways clear of snow and ice.
d. Assist contractor as needed by operating plow, tractor and snowblowers to remove snow

7. Demonstrates competence in the performance of duties and responsibilities related to communicating and proper documentation.
. Refers repairs to Plant Operations Manager when appropriate
a. Documents repairs, work orders and PM's accurately and in accordance with Plant Operations policies and procedures
b. Responds to calls from other departments appropriately
c. Forwards uncompleted tasks to next shift or Plant Operations Manager
d. Immediately reports any unusual circumstances to Plant Operations Manager such as but not limited to: utility failures, adverse weather conditions, internal/external disasters.
e. Identifies operator errors and provides informal user education to staff

8. Demonstrates competence in the performance of duties and responsibilities related to safety
. Uses only tools that are in good working order
a. Follows all codes such as but not limited to: OSHA, JOINT COMMISSION, NFPA, NEC, BOCA, CDC, NPC.
b. Participates in hospital disasters, fires, fire drills and other hospital emergencies
c. Informs supervisor of any unsafe condition

Qualifications
Experience Minimum Required
• Over one year HVAC experience

Experience Preferred/Desired
• Over three years as hospital mechanic

Education Minimum Required
• High School diploma or G.E.D. equivalency, electrical, plumbing, or HVAC courses

Education Preferred/Desired
• Specialty courses through manufacturers

Special Skills Minimum Required
• NH Gas Service License within 9 months of date of hire.

Licensure and/or Certifications Required
• Driver's License, EPA Universal Refrigerant certification (within 9 months), NH Gas Service License (within 9 months)
• Licensure and/or Certifications Preferred/Desired
• Boiler Certification
