General Description:This position is responsible for providing skilled and semi-skilled work; addresses issues with plumbing, electrical, flooring, general carpentry and construction, door locks and hardware, windows/doors/wall repair,ceiling tile, sheet-rock repair, painting, framing, staining, and caulking; performs snow removal as needed; performs maintenance, preventive maintenance, repair, and operation of the College facilities including: aquatic facility; all associated piping, valves, controls, etc.; all associated electrical switch-gear and electrical distribution systems; all associated heating, air conditioning, and ventilation systems; the facility structure and roofing systems; taking preventative measures to buildings to reduce risk of future problems such as applying sealant to a flat roof; and fixing potential safety hazards to avoid injuries.

Minimum Education/Experience:High School Diploma/GED
Minimum (2) years' experience in the general maintenance and operation of commercial buildings and building systems with the ability to perform a variety of mechanical maintenance and repairs.
Knowledge:
KACE facilities management system (or other comparable Computerized Maintenance Management Systems)
Basic systems theory and operation of: electrical, mechanical, construction, plumbing, and heating/air conditioning/ventilation systems
Microsoft Windows computer operating systems
Skills:
Operating a forklift
Calculating math such as addition, subtraction, multiplication, and division
Communicating, both verbally and in writing
Writing legibly
Typing accurately

PHYSICAL/MENTAL DEMANDS AND WORKING CONDITIONS:
The work is very heavy work which requires the person to occasionally exert in excess of 100 pounds of force occasionally, and/or in excess of 50 pounds of force frequently, and/or in excess of 20 pounds of force constantly to move objects. Additionally, the following physical abilities are required:
This position requires the person to frequently move about the various campuses.
This position requires the person to frequently communicate with and listen to Facilities Management staff to perform the essential functions of the position; must be able to exchange accurate information in various situations.
This position requires the person to frequently remain in a standing and stationary position.
This position requires the person to frequently operate equipment that frequently involves repetitive motions of hands and wrists.
This position requires the person to occasionally ascend/descend a ladder, scaffolding, etc. to perform the essential functions of the position.
This position requires the person to frequently position self to move, lift, push, pull, work on, or operate equipment.
This position requires the person to judge, observe, and assess the accuracy, neatness, thoroughness of work assigned or to make general observations.
Work is performed both in indoor and outdoor settings; when working outdoors this person is subject to extreme cold (temperatures below 32 degrees) and extreme hot temperatures (temperatures above 100 degrees).
Work is performed in an environment with heavy equipment and machinery that could result in bodily harm to co-workers or others.
Requires the person to communicate above ambient noise levels and exchange accurate information in various situations.
Frequently exposed to hazards such: close proximity to moving mechanical parts and/or electrical current; working on scaffolding and high places; high heat; and chemicals, oils, and/or other cutting fluids; and exposed to fumes, odors, dusts, and gases associated with building maintenance and operations.
Frequently performs essential functions in close quarters; crawl spaces; shafts; small, enclosed rooms; and narrow aisles or passageways.
Must have access to a phone.
Work is performed during afternoon shifts during most of the week; otherwise, daily shift; may work irregular hours as needed; periodically works weekends and long holiday sessions for the performance of job functions which require the facility to be shut down and for special events; and rotates with other personnel regarding on-call schedule.
1 year experience with building automation and energy management programs in the maintenance and operation of buildings and building systems.
Successful completion of a technical trade program in HVAC, electrical, mechanical, plumbing, or construction.
Quarterly compliance training as assigned by institution
Work Hours:Monday through Friday, 7:30am - 4:30pm, or as scheduled.

Job Duties (Duties Assignment Statement):Installs, operates, adjusts, calibrates, and repairs pneumatic control systems including air compressor and refrigerated air dryer units; operates, repairs, adjusts, and maintains heating, ventilation, air conditioning, and refrigeration systems including electrical trouble shooting, electric motor replacement, and glues iron, copper, and plastic piping systems for repair of existing systems of new installations.
Performs a wide variety of electrical repairs and installations, including secondary systems, lamp and ballast replacements, maintenance of exterior and interior lighting systems, communications systems, motors, and clock systems.
Performs a variety of carpentry type work, including; cabinet and furniture repair; repairs to doors, hardware, locks, and closures; masonry and drywall repair; puttying; roofing and sheet metal work; tuck pointing and sealing; flooring repair and installation; sand blasting; cuts, threads, bends, and installs rigid, thin wall, and plastic conduit systems; pulls wire and makes up electrical connections; builds partition walls utilizing metal studs, sheet-rock, insulation, tape and bedding joints, and various concrete anchoring devices; and installs/repairs suspended ceiling systems.
Performs a variety of paint related work, including interior and exterior painting, caulking, and carpet repair.
Erects and utilizes specialized ladders, rigging, scaffolding, and lift systems; operates specialized equipment such as: drill presses; threading machines; grinding machines; saws of all types; shears; drills; spray rigs; and other related equipment in order to complete necessary repairs.
Performs a variety of plumbing and piping system related work, including: pump replacement and repair; repair of existing piping systems and associated valves and components; installation of new piping systems; and cutting, threading, soldering, and gluing of plastic piping systems.
Performs preventive maintenance on all mechanical/electrical equipment, utilizing equipment manuals and established procedures, to include: filter replacement; belt replacement/adjustment; electrical components; and lubrication of bearings and maintenance of fluid levels.
Performs a variety of remodeling work.
Performs other duties within the physical plant in support of departmental goals; assists in the testing, analysis, and chemical treatment of closed loop heating and cooling water systems, as well as water towers; maintains the College decorative fountains in proper operating condition and chemically treat as necessary; assists, as required and/or directed, with snow plowing and snow/ice removal; moves furniture, materials, and equipment, as necessary; drives college-owned vehicles for performance of assigned duties; and performs other related work as required.
