Job Summary:
The Maintenance Supervisor will lead a small team by performing landscaping/grounds keeping as well as maintenance and repair work on all mechanical, electrical equipment.
Job Description:
PURPOSE
- Oversee all housekeeping and maintenance operations of the property. A. Report to the General Manager.
- Take direction from the General Manager and the District Manager.
- Delegate responsibilities to other housekeeping and maintenance employees and oversee to ensure satisfactory results.
- Monitor and maintain and/or oversee maintenance of all mechanical systems, including preventive maintenance by staff and by contract service representatives.
- Schedule and oversee housekeeping functions in the common areas.
- Schedule/Perform and oversee service and maintenance within the units as authorized within the scope of the Association's guidelines and the abilities of the staff members to perform the work requested.
- Develop and oversee a preventive maintenance system for all mechanical aspects of the property.
- Supervise the behavior of the maintenance staff to ensure professionalism, compliance with staff, general guidelines and performance to the standards required by
- Participate in interviews of prospective employees and in training of new housekeeping and maintenance employees.
- Oversee the maintaining of an adequate inventory of janitorial, maintenance, and other supplies.
- Create and maintain an inventory control system for all supplies, chemicals, tools, and equipment.
- Practice cost containment to ensure the financial health of the Association.
- Review invoices for housekeeping and maintenance functions
- Assist in the preparation of specifications and the soliciting of bids and proposals for projects authorized or approved by the Board.
- Identify problems proactively and recommend preventive programs to the General Manager.
- Conduct periodic inspections of the property with the General Manager.
- Confer regularly with the General Manager to maintain awareness of the current and future maintenance projects.
- Analyze building maintenance requirements and assist GM in planning short/long term maintenance needs.
- Maintain ongoing records: Monthly Maintenance Supervisor Report/Maintenance Records/Service Request Records
- Meet daily with the General Manager to plan daily maintenance needs and responses
- Schedule and oversee janitorial and maintenance employees.
- Assist in arranging for and overseeing the activities of certain contract service representatives.
- Participate in a team approach to providing customer service, maintaining safety and security, and enhancing property value.
II. REPORTING III. AREAS OF RESPONSIBILITY
- Remain knowledgeable of all maintenance procedures and train all staff members in their respective duties.
- Interface and cooperate with governmental offices and inspectors.
- Interface, provide direction, and cooperate with common area and Owner service providers establishing good rapport and foster healthy working relationships between them and your staff.
- Complete any other reasonable activities and assignments as directed by the General Manager.
IV. HOURS
- The initial two-week period start time will be approximately 8 AM.
- After an initial two-week period, the start time will be flexible and will be no later than 9 AM, Monday through Friday.
- The work week shall be five (5) days per week, eight (8) hour days.
- Daily breaks include two (2) paid fifteen (15) minute breaks and a non-paid thirty (30) minute lunch break.
- Flexibility shall be provided, see Guest Services, Inc. PTO policy.
- Address residents by name. Greet residents as follows:
- Train your staff in customer service skills.
V. CUSTOMER SERVICE "Good morning/afternoon/evening Mr./Mrs./Ms./ ."
Acknowledge the resident every time you pass a building resident in the common area or when entering their home to perform maintenance service. If you do not know the resident by name, address the resident in the following manner:
"Good morning/afternoon/evening Sir/Ma'am."
VI. EDUCATION/TRAINING
- The Maintenance Supervisor will possess a sufficient combination of education and experience to perform the required duties.
- The Maintenance Supervisor is encouraged to further his or her training through the Continuing Education programs as well as through in-house training.
- The Maintenance Supervisor is expected to be able to communicate in written and spoken English.
