JOB DESCRIPTION

Carries out all general building maintenance and janitorial tasks. Must have reliable transportation and be available for after hour emergency calls.

Responsibilities

  • High School diploma or General Education Degree (GED) preferred.
  • Minimum 1-year previous facilities maintenance / janitorial / engineering experience.
  • Ability to read and comprehend blueprints, drawings, schematics, specifications, codes and handbooks - preferred.
  • Ability to use various testing devises related to the mechanical trades - preferred.
  • Strong interpersonal skills and the ability to function as a team member in a demanding service environment.
  • Ability to handle multiple projects.
  • Some knowledge of computers preferred.

Must have the ability to complete required safety classes that pertain to specific job duties.

Mechanical Systems:
The Utility Engineer is responsible for the proper performance of all necessary maintenance and operational tasks developed to assure the maximum life and reliability of all mechanical systems within the property.

General Maintenance and Operations:
  • The Utility Engineer is responsible for general maintenance and operational tasks on the following systems: HVAC, Plumbing, Electrical (as allowed by City Code)
  • General building maintenance, including door repair, painting, ceiling repair, floor repair etc.

Miscellaneous Departmental Responsibilities and Accountability:
  • To attend scheduled staff meetings called by the Chief Engineer and Property Manager.
  • Maintain departmental records in accordance with guidelines established by the Chief Engineer.
  • Maintain good working relationships with all tenants, responding to tenant complaints/requests in a timely, professional and courteous manner.
  • Assume additional responsibilities as delegated by the Chief Engineer.
  • Maintain effective and harmonious employee communications and good working relationships.
  • To attend all training sessions held by Chief Engineer. To develop and increase knowledge and skills related to position on an on-going basis. To expand knowledge in areas of personnel management and fiscal management.

Specific Duties and Responsibilities:
  • Daily items to check, maintain and repair:
    • Before 7:30 a.m., monitor building temperatures to ensure comfortable conditions.
    • Make adjustments if necessary. Engine room equipment, fan room equipment cooling tower, all motors, all house pumps and sump pumps.
    • Install and remove elevator pads as needed.
    • Report janitorial problems to Building Management Office.
    • Repair all doors, ceilings, base, handrails, etc., as needed.
    • Clean shop area before leaving each day.
  • Keep air compressors operating and in good repair.
  • Be familiar with fire alarm, security and emergency evacuation procedures.
  • Maintain Emergency Diesel Fire Pumps in good operating condition with weekly operation for one hour under load condition.
  • Keep Emergency Power System in good operating condition with weekly operation for one hour under load condition.
  • Keep records on preventative maintenance of all equipment.
  • Knowledge of chemical water treatment process and testing necessary to ensure proper treatment.
  • All plumbing repairs such as plugged sewer lines, urinals, commodes, faucets and water valves.
  • Repair and/or replace light fixtures, ballast, motors, breaker, switches and receptacles.
  • Respond to emergency calls during off-duty hours.
  • Rekey, repair or change locks when necessary.
  • All other such maintenance and repair items may be delegated by the Chief Engineer or Assistant Chief Engineer.
  • Performance of the foregoing job responsibilities requires the ability to lift up to 50 pounds unassisted and the ability to climb stairs and stepladders.

Salary: $65,000 - $77,000 annually

The expected base salary for this position ranges from $65,000 to $77,000 annually. The actual base salary will be determined on an individualized basis taking into account a wide range of factors including, but not limited to, relevant skills, experience, education, and, where applicable, licenses or certifications held. In addition to base salary and a competitive benefits package, this position may be eligible for additional types of compensation including discretionary bonuses and other short- and long-term incentives (e.g., deferred cash, equity, etc.).

Working Conditions: Normal working conditions with the absence of disagreeable elements.
